Phelps House provides 167 units of affordable housing for older adults and people with disabilities. Designed as an independent living residence with one- and two-bedroom apartments, it also offers a range of supportive services for its longtime tenants who have aged into their 70s, 80s, and 90s.

On-site staff provides case management as well as support and referrals for educational, medical, mental health, legal and money management services, all of which help tenants live independently for as long as possible. Recreational programming includes discussion groups, movies, trips to performances and cultural events, holiday parties, and gardening and plant sales at its adjoining greenhouse. An on-site building manager looks after the safety and comfort of the residence.

Our Older Adult Center at Columbus and 88th is located in the same building as Phelps House. Tenants are regular participants there and in a range of other Goddard programs.

If you are on the waiting list for an apartment at Phelps House, please contact assistant building manager Chayrin Brito at 212-873-6600 ext. 1056.
